There is a misconception that winter is a bad time to sell your home. The housing market naturally slows in the winter months, with the Christmas period traditionally having a marked impact on property sales.

But, I always tell clients not to believe the myth: winter can, in fact, be a great time to market your home. Especially in Scotland.

The housing market in Scotland

The resilient Scottish property market is becoming increasingly unseasonal with all-year-round demand for homes. Admittedly, spring and summer remain the busiest times to sell — which also means a housing market flooded with properties to choose from. However, January and February are also important months for marketing properties as there is always an influx of newly energised buyers following the festive break.

Serious buyers

There also tends to be more serious buyers at this time of year, often those who are ready to move. Indeed, this year’s current trend of selling first before purchasing will have undoubtedly led to a whole raft of buyers ready to make their move. And with less property supply than the busier warmer months, there is likely to be a spike in demand for homes as a result.

Lastly, with many commentators believing that lenders will increase mortgage rates in 2022 on the back of inflation hikes, the property industry is witnessing an increased appetite right now from buyers wanting to move as quickly as possible.

Looking to Sell?

From a seller’s point of view, with fewer homes to compete against, and more serious buyers, the rewards can be high both in terms of quicker sales and potentially higher sale prices.

I always recommend to clients that if they want to sell at this time of year then it’s crucial to get organised so the property can be marketed as early as possible in January to capture the spike in interest. Therefore, now is the time to act and get prepared.

Choose your estate agent wisely to ensure a company that has expertise in your area and a high success rate for selling similar properties. They will also need to be able to work fast to get your home on the market, using the best channels to ensure the property has maximum visibility to potential buyers. This is also the time to get your home dressed to sell, ensuring it is sale ready and in as good a condition as possible.
